Alternative Project Delivery Methods

Construction Manager at Risk (CMAR)

The Construction Manager at Risk (CMAR) delivery method involves a collaborative approach where the construction manager joins the project in the design phase, providing preconstruction expertise to help optimize costs, schedules, and constructability. The CMAR then assumes the risk for delivering the project within a Guaranteed Maximum Price (GMP), ensuring accountability and budget control for the owner.

Kinney has been effectively utilizing CMAR as a contract delivery method since 2004. This contracting method perfectly aligns with our collaborative company culture. Design-Build

The Design-Build delivery method streamlines project execution by combining design and construction services under one contract. The owner contract is typically held with the Design-Build Contractor. This integrated approach fosters a single point of accountability, accelerating schedules, improving communication, and reducing risks for the owner. With design and construction teams working together from the start, the result is a more efficient process and a higher-quality outcome.

Job Order Contracting (JOC)

Job Order Contracting (JOC) is an efficient construction procurement method that involves executing a master contract to complete multiple projects over a specified period. This method saves time and reduces administrative overhead for both the project owner and the contractor. JOC is ideal for delivering projects quickly and efficiently, making it perfect for ongoing maintenance, repair, and other improvement needs.

Kinney is involved in over a dozen JOC Programs and thrives within JOC due to our responsiveness, flexibility, and commitment to quality, regardless of project size. From small-scale repair needs to more complex renovations, we treat every job with the same level of care and attention. Public Private Partnership (P3)

A Public-Private Partnership (P3) is a collaborative delivery method where public agencies partner with private sector companies to finance, design, build, and sometimes operate and maintain public infrastructure projects. This model leverages private investment and innovation to deliver complex projects more efficiently, often with shared risks and long-term value for the public. Kinney’s previous experience and ability to manage complexity and collaborate across sectors makes us a trusted partner in delivering high-impact, community-focused solutions through the P3 model.
